A central purpose of our contract is to make sure that our clients understand what is reasonable to expect from the Home Inspection, and what not to expect.
The simplest description of the Home Inspection task is: To perform a visual inspection of the home and provide you with a written report identifying the defects that we (1) observed and (2) deemed material at the time of the inspection. Industry Standards of Practice apply to the inspection and there are limitations to the scope of the inspection and to the inspector's liability.
It is important to understand that a Home Inspection is usually performed in a few hours by a generalist, appropriately trained and knowledgeable about the construction and systems of homes, and does not include a warranty or guaranty. By contrast, specialist inspections may take considerably longer, may use specialized instruments and equipment, may involve sampling or destructive testing, and may include some type of guaranty.
